Smoke Alarms
Safety inspection and service must be carried out each year.
Property managers are to provide renters with instruction manuals for all installed smoke alarms.
Renters to be notified they are not to tamper with smoke alarms and their obligation to notify the property manager of any faults.
Electrical Safety
All electrical appliances, installations and fittings provided by the rental provider in the rental premises must be safe to use and properly maintained and tested every 2 years, including:
A thorough electrical switchboard inspection and safety check.
Insulation test, safety switch test, RCD test, earth loop test and polarity tests of all accessible power points.
Gas Safety
All gas appliances provided by the rental provider in the rental premises must be safe to use and properly maintained and tested every 2 years.
A Carbon Monoxide Alarm will be highly recommended for older heaters and once installed, will be serviced annually with smoke alarms.

SMOKE ALARMS
Free replacements of all hard wired and battery alarms, batteries and assessment of alarm locations.
ELECTRICAL SAFETY
Free replacement of faulty or damaged safety switches, light switches, power points, fuses and circuit breakers whilst on site.*
GAS SAFETY
The appliance will be disconnected for the safety of the tenant and a quote given to rectify the problem or to replace the unit. This is why majority of our testing is conducted during the warmer months to cause little inconvenience to your renters.
Please note: for your safety, we must report the risk to Energy Safe Victoria if a property owner refuses to address the problem.
