The Victorian State Government has advised of changes to the Residential Tenancy Act (VIC), increasing the mandatory safety obligations on rental providers and property managers which will be effective as of 29 March 2021.

The changes will impact obligations around smoke alarm services and add new obligations to carry out mandatory gas and electrical safety service inspections. With an in-depth understanding of relevant legislation and extensive training, our technicians provide property owners and families with ongoing protection for peace of mind all year around.

HERE’S WHAT IT MEANS...

Smoke Alarms

Safety inspection and service must be carried out each year.

Property managers are to provide renters with instruction manuals for all installed smoke alarms.

Renters to be notified they are not to tamper with smoke alarms and their obligation to notify the property manager of any faults.

Electrical Safety

All electrical appliances, installations and fittings provided by the rental provider in the rental premises must be safe to use and properly maintained and tested every 2 years, including:

A thorough electrical switchboard inspection and safety check.

Insulation test, safety switch test, RCD test, earth loop test and polarity tests of all accessible power points.
